Bend, Prineville and Deschutes County Area Neighborhood Information  Local Neighborhoods of Bend, Oregon Let me guide you through a few of the major neighborhoods in Bend. First of all, Bend is divided in half by the Deschutes River. The “Westside,” which is the most desirable and expensive area of Bend, refers to everything west of the Deschutes River. Most of the higher end developments are on the “Westside,” such as Broken Top, Awbrey Glen, River’s Edge, and Widgi Creek, all of which are golf course communities. Other desirable ‘Westside” neighborhoods include the North Rim, Awbrey Butte, Northwest Crossing, Sunrise Village, Three Pines, and Shevlin Commons. “Westside” amenities include an abundance of parks and open space areas. The most popular parks are situated along the Deschutes River such as Drake Park, Farewell Park, Sawyer Park, and Pioneer Park. These parks provide access to the river for boating (canoeing, kayaking, rafting), swimming, walking, picnicking, fishing, wildlife viewing, and lots of summertime concerts, festivals, etc. Shevlin Park is located just west of the city along Tumalo Creek. This several hundred acre park is forested with numerous trails and pick-nicking areas and is a great place to get back to nature. Other “Westside” amenities include easy access to the Downtown core area. This is where the action is. The downtown area has numerous fine restaurants, art galleries, shops, and festivals. The first Friday of every month is the Art Walk. Galleries are open late for viewing and often feature wine-tasting opportunities. Other reasons to choose the “Westside” include access to mountain biking trails, golfing, tennis, The Athletic Club of Bend, as well as quick access to Mt. Bachelor and the High Lakes. Central Oregon Community College and the Old Mill District are both also situated on the “Westside.” Westside Neighborhoods Awbrey Butte – this development rests atop Awbrey Butte and encompasses nearly 50% of the Butte. It has been in development since the late 80’s. The last phase was just released in spring of 2005. Lots in this development are generously-sized, from ¼ acre to over an acre. Lots on the Westside of the butte are highly prized thanks to its sweeping views of the Cascade Mountains. However, all lots in the development are desirable due to size and views. Lots are currently selling from $250,000 to over $500,000. Homes are ranging from $400,000 to several million. There are no homeowner fees and several park areas, two of which have tennis courts.   Broken Top – this is a private, gated 18-hole Championship golf course community established in 1992. The impressive 27,000 sq. ft. clubhouse sits atop a small hill overlooking 6 acre Broken Top Lake with Cascade Mountain Views to the west. The clubhouse contains a private restaurant, small exercise facility, and men’s and women’s locker rooms with sauna and spa. There is also an outside swimming pool and golf pro shop. Another swimming pool facility was just completed which is located near the clubhouse. A drive through Broken Top is breathtaking with beautiful golf course views, mountains, and exquisite homes. Many homes in the development are designed with Northwest Lodge Style architecture in mind. Lot sizes range from 10,000 sq. ft. to .75 of an acre and are priced from $300,000 to 500,000. Housing options include both town home and single family residences priced from $300,000 to several million. www.brokentop.com   Northwest Crossing – this new community incorporates planning, design, and building codes together in a traditional neighborhood featuring parks, schools, commercial and industrial development. There are a variety of housing options from single family to town homes to houses with guest facilities or apartments. Only a few select, approved builders construct in this development. There are no lots for sale. Lot sizes tend to be small, from 4,000 to 8,000 sq. ft. This development’s alleys with garages provide a clean street appearance and friendly atmosphere with sidewalks and houses with front porches. This community will be in development over a 10 year period. Home prices vary from $300,000 to $600,000. Both High Lakes Elementary School and Summit High School are located within this development.
www.northwestcrossing.com   Eastside Neighborhoods River Rim – located on the east bank of the Deschutes River in south Bend, this development includes over 40 acres of open space centered around a large natural meadow which elk and deer may occasionally be seen. In addition to the meadow there is a park with play structures, walking paths, and trail to the Deschutes River. There will eventually be a river trail from River Rim to downtown Bend. This development features 4 builders each representing a different price point. Home prices range from the low 200’s to just over 1 million. Elk Meadow elementary is located adjacent to this development. www.riverrim.com   River Canyon Estates – located on the canyon rim overlooking the Deschutes River and with Cascade Mountain Views to the west. This community by one of the nation’s largest builders, DR Horton, features a clubhouse complete with large meeting room great for family gatherings, a high quality exercise equipment room, and outdoor swimming pool and tennis courts. Housing options include both townhouses, small single family homes up to large custom homes located on the canyon rim above the river. Prices range from $300,000 to just over 1 million. Elk Meadow elementary school is adjacent to this development. Sun Meadow – located in south Bend off Brosterhous Road, this development by Pahlish Homes is centered around an outdoor pool facility.
